Who’s at the table
In a resale deal, both sides usually have an agent. In new construction, the on-site sales team works for the builder. If you don’t bring your own agent, no one at the table is paid to protect your interests.
The timeline is longer — and slips
A custom build runs months, and schedules move. Knowing which builders are backed up, and which milestones to watch, is daily local knowledge rather than a quick search.
Choices have margins
Design-center upgrades aren’t priced like the base home. Some choices hold value; others mostly hold margin. A second set of eyes helps tell them apart.
