About Lainey

She didn't set out to sell real estate. She set out to fix a problem.

Lainey's path into real estate didn't start with a license — it started with her own new-construction home in Lakewood Ranch, and a genuinely difficult experience with her builder along the way. Navigating that process taught her something most buyers don't find out until it's too late: construction issues here aren't rare, isolated incidents. They're a pattern.

As friends began building their own homes, they started coming to her, too — for help reviewing contracts, negotiating changes, and monitoring construction milestones no builder's sales team was ever going to flag for them. What began as helping one friend became a habit, then a reputation, then a realization: she could help far more people doing this professionally than she ever could as a favor.

That's what eventually led Lainey to get her real estate license — long after she'd already built a career as a business owner, investor, and corporate marketing executive at companies like McDonald's Corporation and Ernst & Young. She and her husband own one of the fastest-growing insurance companies in the country, along with a construction company of their own; she's personally built and sold properties from modest villas to custom estates, and holds ownership interest in thousands of apartment units.

That's the vantage point she brings to every client now: she's seen this business from nearly every seat at the table — buyer, builder, investor, and owner — the good and the bad. Today she puts that experience to work for discerning buyers and sellers of thoughtfully built homes and new construction in Lakewood Ranch, Florida — with an independent alternative for those in The Villages.

An Independent Alternative in The Villages

A Chicago transplant turned investor and homeowner, Lainey offers buyers and sellers in The Villages an independent alternative to the community's in-house brokerage.

The New-Build Process

A roadmap most builders won't hand you.

Buying new construction means working directly with a builder whose sales team represents the builder — not you. Lainey walks alongside you at every stage below, at no direct cost in most cases, since the builder pays her commission.

  1. Phase 01

    Discovery

Talk through vision, must-haves, and lifestyle — then match it to the right community and builder for the home they're building.

  2. Phase 02

    Homesite Selection

Tour active communities and reserve the right lot — orientation, elevation, and future neighbors all factor in.

  3. Phase 03

    Contract & Financing

Review the builder's purchase agreement line by line and connect you with lenders who understand new-construction timelines.

  4. Phase 04

    Design Center

Sit in on structural and finish selections so choices are about the home you want — not the upgrade with the best margin.

  5. Phase 05

    Construction Milestones

Track framing, pre-drywall, and pre-closing inspections on your behalf, spotting faulty construction and future issues before they're buried behind drywall.

  6. Phase 06

    Closing Day

Final walkthrough, punch list, and keys in hand — with a Licensed Real Estate Agent who was there from the first conversation.

Why It Matters

New construction isn't the same game as resale.

The builder's agent works for the builder

The friendly face at the model home is representing the seller. Lainey represents you, and reviews every selection and change order with your interests in mind.

Usually no added cost to you

In most new-construction transactions, the builder pays the buyer's agent commission — so having Lainey in your corner typically costs you nothing extra.

Local knowledge of the region's finest communities

Which estate lots are still available, which builders are backed up, and which floor plans hold value — that's daily knowledge, not a quick search.

Someone who can spot trouble early

New builds slip, and faulty construction doesn't always show up right away. Lainey stays on top of construction milestones, spotting issues most buyers — and most agents — would miss, before they become problems at closing.

Beyond Residential

She builds businesses a home, too.

Lainey's experience isn't limited to residential new construction. As a small business owner herself, she has personally sourced, leased, and built out her own commercial spaces from the ground up — and brings that same hands-on knowledge to clients searching for the right space for their business.

From finding a location with the right visibility and foot traffic to navigating buildout, permitting, and landlord negotiations, Lainey knows what it actually takes to get a commercial space open — not just leased.

Site Selection

Matching a business to the right location, visibility, and surrounding foot traffic.

Lease Negotiation

Reviewing terms and landlord agreements with an owner's eye, not just a tenant's.

Buildout & Permitting

Firsthand experience navigating construction, permitting, and opening on schedule.
