If you’re shopping master-planned communities around Sarasota, you’re really shopping three: Lakewood Ranch on the Bradenton border, Wellen Park to the south in North Port, and Palmer Ranch tucked between Sarasota and Siesta Key. They overlap in price and polish, but they’re at different life stages, in different locations, and built for different buyers.

Here’s the honest three-way, from someone who walks clients through all of them.

Location decides more than you think

Palmer Ranch is the location play. It sits in south Sarasota, minutes from Siesta Key, with the Legacy Trail running through it and Sarasota’s downtown an easy drive north. If beach access and an established Sarasota address top the list, nothing else in this comparison touches it.

Lakewood Ranch sits east of I-75 on the Sarasota-Bradenton line, about a half hour from Siesta, Lido, and Anna Maria. It trades some beach proximity for newer everything and the strongest village-level amenity packages of the three.

Wellen Park is the farthest south, in North Port, closer to Venice than to Sarasota proper. Beaches at Venice and Manasota Key are reachable, but this is the option for buyers who prioritize newness and value over a Sarasota address.

Life stage: established, maturing, and rising

Palmer Ranch is the elder of the three, and it shows in the best way: mature oaks, finished neighborhoods like Prestancia and Turtle Rock, known HOAs, and a resale market with real history. What you won’t find much of is new construction.

Lakewood Ranch is in its prime growth years: established villages with mature landscaping on the west side, brand-new construction on the east, and amenities that keep expanding. You can buy established or build new in the same community.

Wellen Park is the newest and largest by land area, still in early chapters. Downtown Wellen, its town center, is open and filling in, and the Atlanta Braves’ spring training home at CoolToday Park anchors the sports side. Buying here means buying into a plan, with the patience that requires.

Homes and money

Palmer Ranch trades mostly resale, from villas and condos into golf estates, with prices that reflect the location premium. Lakewood Ranch spans the widest range, from the mid $400s to multi-million-dollar estates, with the deepest new-construction bench. Wellen Park generally offers the most house for the money of the three, with prices that reward buyers willing to be early.

All three use the CDD model, so the fee-stack conversation (CDD assessment plus HOA dues plus insurance) applies everywhere. Compare the full monthly number village to village, never the base prices.

Amenities and feel

Lakewood Ranch wins on depth: golf, country clubs, trails, multiple town centers, A-rated-request schools, and 55+ options inside it. Palmer Ranch wins on setting: the Legacy Trail, established landscaping, and Siesta Key as your beach. Wellen Park wins on momentum and value: new amenities arriving now, and a downtown built from scratch in this decade.

Who should choose which

Choose Palmer Ranch if the beach and an established Sarasota address are non-negotiable and you’re comfortable with resale. Choose Lakewood Ranch if you want new construction choice, deep amenities, and strong schools, accepting construction traffic as the tax on growth. Choose Wellen Park if you want newest-for-your-dollar and think in a ten-year horizon.
